  1. Stupid Zillow just LOST us our buyer!! I am so mad right now I could scream! Our "buyers" used the LOW-ball price zillow listed for our house and then offered us $2,000 bucks LESS!!
They should be wiped off the internet planet!!

  2. Hi Dee,
Rachel from Zillow here. I'd be happy to look at your zestimate for you. It sounds like the buyers offered $2000 less than listing price. Is that correct? In a "buyer's market" it's common for the offer to be less than listing price. The zestimate is based on the information we have. We want to make sure the home facts, price history and tax history accurately reflect those facts since they affect the zestimate. You can email me with the details (your address, and any information that needs to be corrected) at rachelr at zillow dot com. Thank you.

  3. Rachel says:
"the zestimate is based on the information we have"

But Zillow *always* has incomplete information and they make no attempt to correct erroneous information.
The reason that they won't disclose how they make their estimate is because they simply guess.

  4. Zillow has given our home a zestimate of more than 1 mil less than what it should be. They have done this on numerous properties I own. They refuse to answer and and all email. Yet they make advertising so simple so they can make more money! They are very unethical and I can't believe I haven't heard of an outcome from their many lawsuits. Karma awaits Zillow!

  6. I found that you can probably take Zillow to your local small claims court and they have to answer your complaint. You can base your complain on the unfair treatment of Zillow on your properties because there are neighborhoods not at all listed by Zillow. So it is not fair to just list some and not the others.
For example, search this zip code 55391 and look on Zillow around the lake area. None of their current houses are listed on Zillow except the ones for sale. I suspect they have their way with "effective" actions against Zillow to force them to take off the listings. If many of us can go to small claims court and zillow has to answer everyone of them. There may be a solid case here. It take very little to file a complaint and you probably don't need a lawyer, according to some of the court description. You just type in "your state + local small claim court" and you will find wealth of information that guide you step by step. Here are some links to how to file a small claims.

  7. Hi All. I too think zillow sucks! I decided to do a zillow test. It seemed to me that I get decrease notices from zillow far more then my neighbors because I have a "make me move amount" attached to my property. I decided to test zillow's practices by increasing my "make me move" to a price I know NO ONE would pay, let alone take seriously. Within a few months, zillow decreaed my home by over 45%. I get 2-3 notices a month showing decreases from 3% up to 10%. I use to only get notices every other month. Any comments from others who have seen this same problem?

  8. Zillow's value on my home is 30K less than the tax value for 2011 that I just paid. And the tax value is 36K less than the house just appraised for. So that means Zillow is 66K lower than the actual price of my home which they have at 279K when it is worth 345K. That's a valuation difference of 20%. And, I'm in a market in Texas where home values have not fluctuated that much despite the economy. My last home which I had custom built and which true current market value is 565K is showing up in Zillow at 375K a difference of almost 34%. The inaccuracies of this service are so bad I cannot believe that ANYONE in real estate uses it. What concerns me is that sellers may get the shaft if buyers actually believe the crap posted on this site. They are a menace.

  9. Zillow uses garbage information in many communities, especially rural, less populated areas where every home is not a cookie cutter duplicate of the one next door. My home is constantly comped with vacant lots that have been sold or in one case a 15 year old trailer that's falling apart. In the time my home has been on Zillow its' "Zestimate" has dropped from $550,000 to $230,000. If they can't get the input information correct why would anyone take these people seriously? A home listed with no bedrooms, no baths and no square footage is most likely not a house, it's a lot but they can't seem to figure that out.

    1. zillow estimates are so far off as to be funny. no person interested in the a reasonable estimate of the price takes zillow seriously.

  10. If Every Homeowner went on Zillow and Set a "make me move" price of $100k to $200k above market value, I wonder if that would effect Zestimates and raise the values?

  11. these folks are bad. period. they list my house as having 0 bedrooms .. DOH.. that pushes my house down . Paid 310k for my home in ....2008.According to them as of today .. 207 K .. but wait.. last week it was 245 K on Zillow and trulia had it at 224k . What is the ???? are they doing ?Inaccurate information on my house ! They want to pay my PIMA since they like jacking up the economy . Who is washing who's hands here ? Banks can make more money by taking away a home . trulia and Zillow tarsh them $$$ wise . The bank repoe homes. They have their own insurance to insure them from losses from large loans . Those loans are also covered under FHA with pima. So the bank now has a house and pima paying the difference of the the amount lost . We are talking two insurances . Private , federal. The banks let them stand [ some ] for over six months to one year and can write them off after they sit for more than a year. Another loss and the bank can write it off. Almost like owning a home to renters and they trash the place .. you can write part of that off for the first three years. I am starting to figure this whole thing out . they get the people and the banks make money either way.. but better in the long run for the bank to have the original owner lose the house. Financial gain.BANKS SCORE and Zillow and Trulia probably get a cut.. any bets on this one? I am mad as he-- and my typing is going faster than my spelling.

  12. Contact your local Realtor for accurate pricing information. Zillow zestimates cannot not duplicate the method a good realtor uses to determine values just like online medical advice is no substitute for an actual doctors examination.

  13. My house is larger than my neighbors on either side of me (by about 100 SF) yet both their homes have zestimate (one is $25K, the other $28K) higher than mine. This after having edited my home facts, AND after comparing the home facts of both those neighbors against mine. In fact, it was after I provided details on my home -- e.g. I have hardwoods rather than carpet and sheet vinyl -- that my zestimate actually plummeted! Oh well...why should I give a $#!+ no one takes Zillow seriously except the advertisers who are dumb enough to keep it in business.

  16. Yes, Zillow sucks! Whomever is in charge should be in jail. Their Zestimates de-value people's property for sale on obviously totally unfounded information. Their information is late and inaccurate.

  17. I AGREE! Have contacted them numerous times and just ask them to look at the county assessment on my home and they do nothing!
